How to Become a Landlord
It’s Simple! You may contact the MMHA at any time to discuss participation in the Housing Choice Voucher Program.
If approached by a potential tenant that is a participant in the program, you simply complete the Request for Tenancy Approval (RTA) to begin the process. A staff member will contact you to schedule an inspection.
The role of the landlord in the program is to provide decent, safe, and sanitary housing to a tenant at a reasonable rent. Any landlord can participate in the program. There are no applications, no fees, and no commitment beyond the terms of the lease.
The rental unit must pass the program's Housing Quality Standards and be maintained up to those standards if the owner receives Housing Assistance Payments. In addition, the landlord is expected to provide the services agreed to as part of the lease signed with the tenant and the contract signed with the MMHA. A rent reasonableness study will also be conducted on every unit before initial leasing can take place. This is done to ensure that the rent for your unit is reasonable compared to other similar units in the area.
The Process
There are 7 steps to participate in the Housing Choice Voucher Program.
Landlord screens rental application from program participant.
Landlord and applicant complete and submit to MMHA a Request for Tenancy Approval.
MMHA schedules and conducts inspection.
MMHA completes Rent Comparability and Affordability Analyses.
Landlord and applicant informed of approval/denial
If approved, MMHA & landlord enter into Housing Assistance Payments contract and complete any necessary paperwork.
Landlord finalizes lease with program participant
